New Delhi [India], November 10 (ANI): Terming the ‘Services’ sector as the key driver of India’s economic growth, Union Minister Piyush Goyal on Tuesday said that India is poised to achieve the Services Export target of USD 1 trillion by 2030.

Goyal while speaking at the ‘ Export PromServicesotion Council- Global Services Conclave 2021′ at the national capital said, “Services sector provides employment to nearly 2.6 crore people and contributes approximately 40 per cent to India’s total global exports. The services trade surplus was USD 89 billion in FY 2020-21 and it has been the largest FDI recipient.”

Lauding India’s commitment to enabling ‘work from Home‘ during the pandemic, Goyal said “While services trade remained depressed in other countries, India’s services sector showed immense resilience. Sectors like tourism and hospitality, which suffered due to COVID-19 is showing revival signs” he said.

The Union Minister also highlighted the central government’s initiatives Aatmanirbhar Bharat Package, collateral-free Automatic Loans for Businesses and MSMEs and initiatives in Skill development and said, “Rs 56,027 crore was released under various Export Promotion schemes.”

The theme of the Global Services Conclave 2021 was ‘India Serves: Exploring Potential Growth Sectors Beyond IT/ITes’.

Housing loan borrowers are making the most of the current record-low interest rate regime as indicated by a 42% on-year surge in demand for Balance Transfers (BT) and 26% rise for home loans in the first half of 2021, showed a Magicbricks Home Loans Consumer Study.

The demand for Loan Against Property (LAP) during this period has also witnessed a 20% rise. The soaring demand is largely attributed to the Reserve Bank of India’s decision to keep the repo rate unchanged at a constant 4%.

This has allowed many banks to offer home loans at interest rates lower than 7%, which has also been a key driver in augmenting the demand for home buying.

Magicbricks Home Loans Consumer Study also reveals that the most frequently searched home loan amount across tier-1 cities during this period was Rs 36 lakh, while that for BT and LAP were Rs 26 lakh and Rs 32 lakh, respectively. For tier-2 cities, it was Rs 26 lakh for home loans, Rs 23 lakh for LAP and Rs 18 lakh for BT.

“The rising demand for home loans is in line with the increasing demand for residential real estate across key markets of India. Several initiatives by the government, such as keeping the repo rate constant and reduced stamp duty rates, are steps in the right direction. These measures have been instrumental in boosting the overall consumer sentiment, making almost 50% of the borrowers opt for tenures less than 15 years,” said Sudhir Pai, CEO, Magicbricks.

With factors like low interest rates, stable prices, and attractive payment plans, he hopes the pent-up demand would soon translate into sales.”

With Work from Home (WFH) becoming a norm, home buyers are now looking to buy or upgrade to large configuration houses, and thus the demand is mostly in the mid and above segments, said the report.

Hyderabad, Pune, Ahmedabad, Mumbai, and Delhi are the top five tier-I cities witnessing maximum demand for home loans. A similar trend has been recorded in tier-II cities like Lucknow, Patna, Indore, Jaipur, and Agra.

In terms of the demand for Balance Transfers, New Delhi, Bangalore, Mumbai, Pune, and Hyderabad were the top five tier I cities, and Ghaziabad, Mohali, Noida, Indore, and Visakhapatnam the top five tier II cities.

For LAP, Bangalore, Hyderabad, Chennai, New Delhi, and Pune saw the most demand across tier I cities and Gurgaon, Jamshedpur, Patna, Faridabad, and Lucknow for tier II cities.

According to the report, Bank of Baroda, Indian Bank, SBI, HDFC and ICICI Bank are the most searched lenders on Magicbricks’ Home Loans platform.

Home loans: Banks unleash rate war towards year-end

Banks have unleashed a rate cut war in the home loan space on the last lap of the current financial year (FY) 2021 to bulk up their retail portfolio.

State Bank of India (SBI) was the first off the blocks, announcing on March 1 around noon that the minimum interest rate at which it will offer home loans will start at 6.70 per cent (against 6.80 per cent earlier) for a limited period — up to March-end 2021.

Late evening, Kotak Mahindra Bank (KMB) went one better, announcing that the lowest interest rate at which it will offer home loan will be 6.65 per cent (up to March-end 2021) against 6.75 per cent earlier.

The move to pare home loan interest rate just for a month seems two-fold. Firstly, banks want to grow their topline due to year-end considerations. Secondly, they are probably signalling to prospective borrowers that home loan interest rates have bottomed out (could rise in the new FY) in the context of rising Government Security (G-Sec) yields.

The move by SBI and KMB could trigger a matching response from other lenders as they may not want to lose business to rivals.

“Banks want to increase their topline towards the year end. Normally, in February and March, they will be in campaign mode for promoting their products.

“Along with the home loan, there will be cross-sell of life insurance policy. If you take a car loan, insurance will come along with that,” said V Viswanathan, banking expert.

He said that banks will try to offset the effect of lower interest rate on home loans through cross-sell of life insurance, which is tacked to the loan.

Moreover, sanctioning loans towards the year end will also help banks to do part-disbursal in the first half of next FY, which is typically a lean season, in respect of stage-based release of installments.

“With low interest rates and various income tax exemptions available on home loans, there will be many people who will want to take a home loan,” said Viswanathan.

That interest rates could be headed north could be gauged from the jump in the yield on the benchmark 10-year G-Sec (carrying 5.85 per cent coupon). The yield on this G-Sec has risen about 33 basis points since January-end 2021.

Ravi Prakash Jaiswal, General Manager, Canara Bank, said: “The outlook for home loans is very good. In the wake of the pandemic, work from home has gained ground. People who were earlier advocating rental housing are now going for their own house.

“And people having their own house are going for bigger house. So, they are disposing off/ renting out their smaller house and going for bigger house.”

Canara Bank kick-started a mega retail expo across the country from February 22 to March 16, 2021 to grow its retail loans such as home, vehicle and education loans.
