Banks see robust festival season credit growth

Banks collectively lent about four times more in the reporting fortnight ended November 5, vis-a-vis the preceding fortnight amid the festival season, indicating further improvement in credit appetite in the economy.

Banks lent ₹1,27,742 crore in the reporting fortnight ended November 5, against ₹32,671 crore in the preceding fortnight ended October 22, according to Reserve Bank of India (RBI) data on Scheduled Banks’ Statement of Position in India.

Brickwork Ratings (BWR) in a report, noted that credit growth has begun to pick up as business activity resumes in full swing, with gross bank credit growth improving to 6.80 per cent year-on-year (y-o-y) in October 2021 against 5.80 per cent y-o-y growth in June 2021.

In a speech at State Bank of India’s Banking & Economics Conclave on November 16, RBI Governor Shaktikanta Das observed that: “There are signs that consumption demand triggered by the festive season is making a strong comeback. This would encourage firms to expand capacity and boost employment and investment amidst congenial financial conditions.”

Further, with stronger balance sheets, the organised corporate sector is well-placed to make new investments in emerging areas.

“As demand recovers, I am sanguine about corporate sector playing a major role in turning the investment cycle that will facilitate absorption of surplus liquidity for productive investment,” the Governor said.

In this background, Das emphasised that it is incumbent upon a competitive and efficient financial system to identify high productive sectors and reallocate resources to harness the growth opportunities.

He opined that banks, in particular, should be investment ready when the investment cycle picks up.

The Governor said: “Improved vaccination and reduced infections have materially reduced extreme health outcomes like hospitalisation and mortality.

“This has boosted consumer confidence. With additional boost coming from the festival fervour and pent-up demand, numerous high-frequency indicators suggest that economic recovery is taking hold.”

Per the data on Scheduled Banks’ Statement of Position in India, deposit accretion was at ₹3,40,496 crore in the reporting fortnight against a de-growth of ₹38,019 crore.

BoB pares home loan rate by 25 bps

Bank of Baroda (BoB) has announced a 25 basis points reduction in its home loan interest rates, with the minimum rate now starting at 6.50 per cent against 6.75 per cent earlier.

This special rate, which is effective from October 7, 2021, till December 31, 2021, is available for customers applying for fresh loans and those seeking loan transfer or refinancing their existing loans.

The public sector bank, in a statement, said it has reduced the home loan interest rate with the onset of festive season and to make home buying more affordable for customers.

“Nil processing fee on home loan was already on offer and has been extended till December-end 2021,” the Bank said.

HT Solanki, GM- Mortgages & Other Retail Assets, BoB, said with this reduced rate of interest, BoB’s home loans are now available at competitive rates across categories for a limited period.

New Delhi, India’s residential property market is expected to witness a strong consumer demand during the festival season with various banks, including SBI, providing concessional interest rates on home loans, according to real estate developers and consultants. They also hoped that other public and private banks would soon announce their festival offers on interest rates on home loans and processing fees.

On Thursday, the country’s largest lender State Bank of India announced various festive offers for prospective home loan customers, including a credit score-linked home loan starting at 6.70 per cent, irrespective of the loan amount. Earlier, a borrower availing a home loan above Rs 75 lakh had to pay an interest rate of 7.15 per cent.

Anarock group Chairman Anuj Puri said: “This is an extremely competitive move by SBI, and it virtually negates all the previous limitations which applied to special home loan interest rates. Instead of focussing on just budget housing, this new interest rate is genuinely democratic as buyers from any budget bandwidth will benefit.”

Puri termed the SBI’s decision as “aptly timed” ahead of the festive season.

“This year, we are likely to see significantly improved traction in the housing segment during this period. Waiving of processing fees and occupation-linked interest premium are added levels of savings,” he said.

Puri expected other lenders to follow SBI’s footsteps in order to remain competitive.

Vikas Wadhawan, Group CFO, Housing.com, Makaan.com and Proptiger.com, said the reduction in home loan interest rates by SBI will help the sector gain further momentum.

“Prices are already subdued and buyers will be able to save a little more money,” he added.

Amit Goyal, CEO, India Sotheby’s International Realty, said the rate cut by some of the country’s leading banks will act as a catalyst for faster decisions.

“SBI decision to offer lower interest rate irrespective of the prices of the unit or loan amount is likely to benefit buyers in the luxury segment as well. Given the upcoming festive season, which is considered auspicious by a large number of Indians to make big-ticket purchases, the timing of reduction in interest rate couldn’t have been better,” he added.

Raoul Kapoor, COO Andromeda, said the reduction in interest rates by major banks is expected to give a boost to the resurgent real estate market, especially during the busy festive season.

Signature Global founder and chairman Pradeep Aggarwal said: “The market is already on the up, and we expect that the recent decision by the SBI will help turn the table and lead to a substantial increase in sales.”

Nayan Raheja, Executive Director, Raheja Developers, said the demand for affordable and mid-segment houses will go up as affordability improves.

“This will be a double dose of benefit for buyers as developers have already kept the prices on a leash, even though construction cost is going up,” Raheja added.

Noida-based ABA Corp Director Amit Modi hoped that other private and public sector banks would also announce similar initiatives to revive the market confidence.

“The market has already started seeing sales increase post-May 2021, and the home loan interest rate reduction will further boost the buying sentiment. We are looking forward to a faster recovery and hope the measure will expedite the sector to reach pre-COVID levels sooner than expected,” he added.

Gurugram-based Silverglades group CEO Anubhav Jain said the SBI has set a trend for reducing home loan rates by reducing lending rate to as low as 6.7 per cent.

This would go a long way in giving a boost to the real estate sector in the upcoming festive season, he added.

“Home buyers will be entitled to get home loans at 6.7 per cent irrespective of the amount of loan. Earlier, people seeking home loans over Rs 75 lakhs were required to pay comparatively higher rates. Also the decision to do away with distinction between salaried and non-salaried is welcome and makes the whole process simpler and transparent,” Jain said.

With the introduction of the new offer by the SBI, a borrower can now avail home loan for any amount at a rate as low as 6.70 per cent,

This will result in a saving of 45 basis points (bps) which translates to an interest saving of more than Rs 8 lakh, for a Rs 75 lakh loan with a 30-year tenure, SBI said.

Further, the rate of interest applicable for a non-salaried home borrower was 15 bps higher than the interest rate applicable to a salaried borrower. The lender has removed this distinction between a salaried and a non-salaried borrower.

Now, there is no occupation-linked interest premium being charged to prospective home loan borrowers, the bank had said.

Recently, Anarock issued its estimates of housing sales for the current calendar year, projecting 30 per cent increase in demand across seven major cities to nearly 1.8 lakh units in 2021.

However, it said that the demand would still be lower than the pre-Covid levels.

In 2019, housing sales stood at 2,61,358 units across seven cities – Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune, Bengaluru, Hyderabad, Chennai and Kolkata. PTI MJH MKJ

Festival season to give boost to retail credit demand

With the festival season now starting, lenders are expecting a further uptick in retail loan demand and many banks are now announcing special schemes.

“Credit demand from retail customers has been reviving. With Covid cases low in many parts of the country and the festival season starting, there is expectation of heightened interest in loans for items such as consumer durables as well as home and auto loans. Typically, this is the time when people invest in new homes and purchase vehicles,” noted an executive with a private bank.

Private sector lender Kotak Mahindra Bank has announced a 15-basis point reduction in home loan rates as a limited period festival season offer beginning September 10 and ending November 8.

State-run Punjab National Bank and Bank of India too have announced festival loan schemes and many other lenders are expected to announce special festival offers in coming weeks.

Fintech lenders have also reported rising demand for credit from retail customers.

“We are seeing improved demand for credit from the first quarter of 2021, supported by economic recovery and improving domestic market due to the reduced risk of Covid-19. We are currently disbursing loans worth ₹120-130 crore per month on a consistent basis since July 2021 which is nearly 70 per cent higher compared to a year ago,” said Yogi Sadana, CEO, CASHe, adding that with the festival season around the corner, he expects an uptick for loan demand for purposes specifically related to wedding, travel, house improvement and purchase of white goods.

Yezdi Lashkari, Founder and CEO, Flexmoney Technologies, said there has been over 4.5 times year on year growth in consumer credit disbursed through its network just this past quarter. “The main use of these loans is for the purchase of electronics and appliances, fashion and personal care, mobile, home and furnishing,” he noted.

In recent months, retail loans have been growing at a robust pace with most banks focussing on this book. According to RBI data, personal loans registered an accelerated growth of 11.2 per cent in July 2021 as compared to 9 per cent a year ago, primarily due to higher growth in ‘loans against gold jewellery’ and ‘vehicle loans’.

Festival season offer: Kotak Mahindra Bank reduces home loan rates by 15 bps to 6.5%

With the festival season starting, Kotak Mahindra Bank on Thursday announced a 15 basis point reduction in home loan rates from 6.65 per cent to 6.5 per cent.

“This special rate of 6.50 per cent per annum is a limited period festive season offer beginning September 10 and ending November 8, 2021. With this, Kotak Mahindra Bank continues to offer one of the most competitive rates in the home loan industry,” it said in a statement.

The rate is applicable for fresh home loans and balance transfers and is not linked to the home loan amount.

“Home loans is a growth driver for retail assets for Kotak Mahindra Bank. We are looking to increase our market share in the business. The focus is on fresh sales and balance transfers,” said Ambuj Chandna, President – Consumer Assets, Kotak Mahindra Bank.

The offer will continue from Ganesh Chaturthi to the festivals of Navratri and Diwali, adding that customers take important decisions like buying a home during the festival period.

The focus will be on both salaried and self-employed customers.

The private sector lender had reduced its home loan rate to 6.9 per cent in October 2020 and has since then been further lowering rates.

According to the bank statement, with Kotak Digi Home Loans, applicants can now apply for and receive an instant in-principle sanction letter along with their loan amount eligibility, the tenure of the loan, interest rate and EMI in an end-to-end fully digital, paperless and contactless process.

Punjab National Bank on Tuesday said it has waived all service charges and processing fee on retail products as part of its festival season offering. Punjab National Bank (PNB) has launched a festival bonanza offer to enhance the availability and affordability of credit to customers, it said in a release.

PNB now offers an attractive interest rate starting from 6.80 per cent on home loans and 7.15 per cent on car loans, it said.

In the festive offer, the bank will waive all service charges/processing fees and documentation charges on its retail products like home loans, vehicle loans, myProperty loans, personal loans, pension loans and gold loans, PNB said.

Besides, PNB is offering personal loans starting from 8.95 per cent, which is one of the lowest in the industry, it added.

It also announced offering home loan top-up at an attractive rate of interest. PNB said customers can avail these offers till December 31, 2021.

The Delhi-headquartered lender said it is confident of seeing an encouraging revival in overall consumer spending, which will help boost its credit portfolio.
